We would like to welcome you to Mellwaters Barn Cottages in Beautiful Teesdale centrally placed in Northern England within easy reach of the Lake District, Yorkshire Dales, Newcastle and York, Mellwaters Barn is an ideal visitor centre.  The owners, who live on site, take a pride in making sure that you will have an enjoyable holiday in a relaxed and friendly atmosphere.
 
Wake up to the peace and tranquillity of England’s wildest countryside where wildlife is plentiful.  There are beautiful quiet country roads to drive on through magnificent scenery. Mellwaters Barn is an old traditional stone built dairy and granary that has been converted into 4 very spacious and light self-catering cottages situated on a working farm. Beautiful clean air and spring water these award winning cottages are designed for a perfect relaxing holiday.
 
The cottages are ideally situated for visiting Beamish, Durham Cathedral, York Minster, Bowes Museum and the Lake District which are all within easy driving distance.  From Mellwaters Barn there are several good country pubs / restaurants serving food in the locality. Local activities include walking, cycling, golfing, fishing etc.
 
Whatever the time of year we are happy to welcome you, starting on any day of the week, for 3 to 7 days or longer, we offer four nights for the price of three. We are a family business and take pride in making your holiday enjoyable.

 
The Accommodation
 
All the cottages have level entry front doors and parking is either at the front door (Blue Tit and Kingfisher) or a few metres away (Robin and Wren).
 
·     Very spacious cottages designed to give maximum possible access for a relaxing and enjoyable holiday.
·     Prices include everything except food.  There are no hidden costs.
·     Exceptionally spacious living areas in Blue Tit and Kingfisher.
·     All kitchens are fully equipped to modern standards (Blue Tit and Kingfisher have dishwashers).
·     Full central heating throughout, individually controllable in each room.
·     All cottages have profiling beds for maximum comfort to ensure a good night’s sleep.
·     It is possible to join some of the cottages together to allow for larger parties to stay under one roof without being on ‘top of each other’.
·     The laundry room is available for the use of our visitors.  It has excellent drying facilities as well as washing machine and a tumble dryer.  Ironing facilities are also available.
·     Blue Tit and Kingfisher Cottages both have through lifts, whilst Robin and Wren each have a stair lift.
 
 
Finishing Touches:
·     Digital TV incorporating DVD and Video.
·     Blankets are available if you prefer them to Duvets.
·     For our younger visitors we have a travel cot and highchair
·     To show our appreciation of you visiting Mellwaters Barn you will find some welcoming “goodies” in your cottage
·     Working farm, so sorry no pets, assistance dogs excepted.
·     All cottages are strictly non smoking.

Blue Tit Cottage (Sleeps 4)
 
Blue Tit Cottage faces east and has been designed with exceptionally spacious living area upstairs so as to get the best views down the valley. This includes a dining area for at least 6 people, very useful when a family is sharing 2 cottages, whilst the sitting area has a large settee plus 2 other chairs.  The kitchen area contains the equipment which would be expected by the modern family.  There is also a cloakroom upstairs. The two bedrooms down stairs have either double or twin beds subject to personal preference. Blue Tit has a very large wet room with shower, WC and hand basin.
 
This cottage can also be joined to Wren Cottage for a larger family gathering.
 
 
Kingfisher Cottage (Sleeps 4)
 
To catch the afternoon sunlight and the magnificent evening sunsets Kingfisher Cottage has exceptionally spacious living area upstairs so as to get the best views up the farm. This includes a dining area for at least 6 people, very useful when a family is sharing 2 cottages, whilst the sitting area has a large settee plus 2 other chairs.  The kitchen area contains the equipment which would be expected by the modern family.  There is also a cloakroom upstairs. The two bedrooms down stairs have either double or twin beds subject to personal preference. Kingfisher has a bathroom with over bath shower, WC and hand basin.
 
Kingfisher Cottage can also be joined to Robin Cottage for a larger family gathering.
 
 
Robin Cottage (Sleeps 2) or Wren Cottage (Sleeps 2)
 
Very popular cottages, Wren for catching the early morning sun, whilst Robin catches the evening sunsets.   Each cottage has a good sized sitting/dining area with a television adjacent to an open plan kitchen which contains the equipment which you would expect to find in  4-star accommodation .  Upstairs the bedroom can have either a double or twin bed, there is an en suite bathroom with over bath shower, WC. and hand basin.
 
Quality in Tourism Mobility Rating:
 
Unlike many self catering establishments who offer ‘disability access’ Mellwaters Barn is proud to display the Visit Britain Quality in Tourism rating for MOBILITY. This means all our less mobile visitors are assured that the facilities have been inspected regularly and are as stated for an enjoyable stay.
 
With our personal experience with dealing with disabilities we take great pleasure in welcoming people who may be in a wheelchair or just less able to walk without help.
 
The cottages were designed by a wheelchair user who understands the problems of accessibility.  The access to the cottages is exceptionally good and the purpose built footpaths make the farm accessible too so that everyone can enjoy the magnificent views.
 
·     Level entry access to all cottages
·     All doorways 850 to 900 mm wide.
·     All rooms in Blue Tit and Kingfisher have at least 1500 mm turning circle
·     Through lifts in Blue Tit and Kingfisher
·     Stairlifts in Robin and Wren
·     Blue Tit and Kingfisher kitchens adapted for wheelchair users with access under hob and sink, work surfaces and oven at wheelchair useable height.
·     All beds are profiling and can be raised by 7.5 or 15 cm.
·     Reclining chairs in Blue Tit and Kingfisher.
·     Blue Tit has a level entry wet room.
·     Ceiling hoists in bathrooms of Kingfisher, Robin and Wren.
·     Movable grab rails available for use in all cottages positioned to meet individual requirements, rather than fixed grab rails which are often very restricting.
·     Additional equipment available on request including mobile hoists, shower chairs, toilet seats etc.
 
For our less mobile visitors when you stay at Mellwaters Barn disability equipment is all free of charge.
